Does anyone remember those days that you used to pack the kids up for school, kiss a loved one goodbye for the day, walk to the car, turn a key and open the car door – and trundle off to work? Sounds simple enough doesn’t it?

Nowadays, the usual stuff is still there – the kids, the kisses etc..however to unlock the front door you have to release the snib, pull the latch back, turn the mortice lock key and pull the handle down – or better still you’re on uPVC door, and you have to turn the key, push the handles down, open the door – then close the door, lift the handles, turn the key…blah blah!

Then – you get to your car, push the button on the fob once, to unlock the initial lock on the doors, twice to unlock the deadlock on the doors, press a different button on the fob to unlock the boot release. Through all of this, you’ve opened the boot, put your laptop bag, handbag and mobile phone into the boot, placed the keys neatly on top, closed it behind you – and hey presto the keys are trapped.

To top the ever increasing blood pressure, the mobile phone is in your handbag, the house keys are on the car key bunch, your neighbours are out and it’s raining.

What do you do? I tell you what – prevention is better than cure! You could buy a magnetic box, place a spare key under the chassis of the car, another spare house key on the inside of the drain pipe – give one to the neighbours. Plenty of places!

Too many people have their spare keys on the main bunch – or only have one key to their car. Get spares cut now – it’ll save money in the long run.

Before you start to make yourself reproaches that your web page doesn’t have high search rankings, you should look further into this matter, and see what goes wrong in your Internet business marketing approach. And the first issue to consider is the compatibility between search engine and website. Search engine optimization and complete indexation by search engines represent other processes that contribute to high search rankings.

The purpose of search engine optimization is to include elements in the web site code that make the pages visible to search engines. SEO is performed by professional web masters and anyone with SEO training. What you can do is to include keywords in the website content, which is another level of search engine optimization. The keywords are those that you expect most visitors to type in when performing a query with a search engine.

When planning the budget for your online promotion, don’t cut on the SEO costs. You can indeed search for cheaper SEO services, or you can perform the tasks yourself, but you can not exclude them from web promotion. As long as you include all the search engine optimization elements required, you’re safe. The worst part is that you may actually hire an ‘expert’ for the job, and still not get high search rankings.

Constant monitoring of website performance is necessary for as long as you work online, which should be permanently. In order to fully understand the importance of high search rankings, I need to emphasize the fact that you depend on this ‘rating’ to reach the most relevant web visitors. How come? Well, it is based on the search ranking that a website gets displayed in the search engine’s result pages. The highest chance to make profit belongs to the first 10 or 20 results; the rest, with not so high search rankings, will lose money instead of generating a revenue.

High search rankings thus become a promise not for wealth but for decent business revenue that allows you to keep running, enables progress and supports your vision. Keep a close eye on the elements that work well on your website, so that you increase their efficiency or track it on a constant basis. Some strategies trigger high search rankings and you need to insist on those. When any of them gets obsolete, don’t hesitate to act quickly and replace it with a better alternative.

How can you be sure you’re getting the lowest price on video games? It used to be that renting video games was a great solution and as cheap and pain-free as visiting your corner movie rental store. Unfortunately passionate gamers who rent a lot of games at once found how quickly the rental fees can add up. If you include the heartache of forgeting to return a stack of games on time and you’ll see that the late fees can really hurt.

Here are some helpful ideas for getting the best deals on games or game rentals.

First, check out your local library. Most offer free video game rentals to their patrons. You probably pre-paid for their offerings with your property taxes so you might as well get your money’s worth.

Game Review Web Sites – Many web sites offering video game reviews include game details, ESRB ratings, available platforms, even actual gameplay footage. Check out the video graphics online first. You may find the game is too violent for your tastes or unacceptable for your small children, even though the ratings indicate it should be age-appropriate.

Don’t Pay Full Price – With online discount sites like eBay and Amazon, there is just no reason to pay full price ever again. Many times you’ll find games for DS on sale by looking at these companies first.

Rent Games Online – Many companies offer online game rentals for a low monthly fee. Members select from over 6000 of the most popular games, delivered right to their door, can keep them as long as they wish, never pay a late fee for holding them too long, and return them to the company with pre-paid envelopes. If you find a game you want to keep, simply tell the company and you can keep it for a small fee. A few sites like GameFly offer a free trial period. Try them out to see how their service works before you join.

Avid gamers who are serious about their hobby can save a bundle of money if they know where to look.

Whilst the statement “perfecting your game is 90% mental and the rest is in your mind” may raise a wry smile there is more than a grain of truth in it.

Lee Travino, you may remember, was as famous for his brilliant golf as he was for the way he talked and joked with the gallery and laughed his way around the championship circuit. When asked how he could perform so well amidst such self-made distraction he said “I’ve done all the practicing before the tournament and I only need to concentrate for 3 or 4 seconds before I hit the ball”.

Where does the truth lie? Do you need to concentrate 100% of the time or just for a few seconds before you hit the ball?

You’ll need to find your own level of mental preparation, of course.

As you go through the following 4 steps, which you are familiar with if you play the game, try to determine for yourself where you presently focus your thoughts and how your thinking  may be affecting your game:

Step 1.  Relax and Visualise.

Which brings us to the first step to perfecting your swing. What are you thinking about as you step up and tee-up your ball? No matter that you are a social golfer, you should take a few seconds, as you are getting ready to step onto the tee, to quieten down your mind and ask your body to relax.

Once the ball is up on the tee and you are jiggling your backside getting ready for your swing, your thoughts will go elsewhere so do the relaxation and meditation routine before that time.

As you prepare for the swing, visualise your body position and how your body will move smoothly through the swing. Finally visualise where your ball will land.
All this happens in seconds, but make a habit of entering the same state of mind for each shot, whether you are on the tee or fairway, and consistency will magically make its welcome appearance in your game.

Step 2.  The Stance.

It is to be hoped that you are aware that your stance, the way you line up with the ball, will change the distance and height of your stroke. As you prepare for your swing, you should take note of the position of your feet, the angle of the club and the angle of your body.

The angle of your feet to the line of the ball will influence the line of travel of the ball. Whether you are standing too upright or in too much of a ‘sitting’ position, will change your stroke. Focus on all these things, one at a time. Stay calm.

Step 3.  The Grip.

Keep your hands firm but supple. If you are strangling the club in a white-knuckle grip, think again about relaxing. Your hands will betray your overall mental state.

Relax, grip firmly but not desperately, and you will swing smooth. Your grip can change the angle of the club head, which in turn has a powerful and direct influence on where the ball will end up.

Step 4.  The Swing.

As you do a practice swing, remember your lessons with the pro. Think about slowing down the speed of backswing, keeping elbow locked, cocking the wrists and gently start the downswing, swaying the hips through the movement.

Think about it. Unless you are a pro it will not just ‘happen’. You need to think with every shot. Remember that when you start your backswing you should sweep your club head low to the ground.  A slow, low,  deep backswing will allow you to focus more easily. Most beginners swing too quick and jerk the club back and then are not able to maintain a smooth swing. Jerking quickly through the backswing is likely to make you change the position of your head, either lowering it or lifting it, with disasterous consequences.

When you are at the top of the  backswing you will have shifted your weight onto your back leg.  All you need do now is to naturally, smoothly  unwind and swing through the ball.  If you have visualised your target you should be right on course.
If you try to hit the cover off the ball you will most probably hit a bad shot. The club is designed to work for you – let it do so. Don’t overswing or swing too hard.

Follow through the swing, ending at the top of the swing arc.

Sounds easy, doesn’t it? If you’ve played even 1 hole of golf you’ll know it’s not easy. There is a lot of technique involved and a lot of the mental stuff too. One without the other will not allow you to improve much.

Try to bring more mental technique into your game with the aim of creating a calm mindset and a consistent setup before each shot.

Whatever our motivation may be, all golfers would dearly love to play better golf. Did you know that making a small improvement in 3 simple areas of your game can dramatically improve your score? You can learn those simple things here.

Interest only mortgages are a relatively new phenomenon in the mortgage refinancing industry as well as the home buying industry. While the appeal of an interest only mortgage is typically a greater monthly cash flow, this increased cash flow can come with a hefty price tag. In exchange for more cash flow each month, the homeowner may be sacrificing the ability to obtain a fixed rate mortgage as well as the ability to build equity. This article will further examine these features to provide the reader with more information on the subject of interest only mortgages.

Greater Monthly Cash Flow

The one main advantage for many homeowners in an interest only mortgage is the ability to increase monthly cash flow. Homeowners who re-finance by utilizing an interest only mortgage will likely have more money available each month because they will only be paying interest on their mortgage initially. The reduction of the principal payment can make it easier for the homeowner to either afford a larger house or have the ability to live more extravagantly on their budget. However, there is often a significant price to pay for these types of re-financing options.

While interest only loans may not be ideal, they can be beneficial in the situation where the homeowner is having a great deal fulfilling his monthly obligations. In this case, the homeowner may be willing to sacrifice an overall financial loss for the ability to continue to pay monthly bills in a timely fashion.

Unknown Risks of an ARM

Interest only re-finance loans are typically offered with an adjustable rate mortgage (ARM) this means the interest rate is not fixed and may fluctuate with the rise and fall of the prime index. This risk can be quite costly for the homeowner if the interest rate rises significantly. There is usually a cap placed on the amount, in terms of percentage, the interest rate can rise in a certain period but this can still be a very costly mistake for the homeowners.

An ARM re-finance option with an interest only component may be worthwhile in some situations. For example if the homeowner has a hybrid mortgage which features a fixed interest rate during the interest only portion and an ARM during the principal and interest portion of the loan they might benefit from this situation if they do not plan  to stay in the home for longer than the interest only period. This period may vary depending on the lender and the circumstances. Homeowners who plan to sell the house before the interest only period ends and the ARM period begins enjoy the benefits of lower monthly payments and the security of fixed interest rates before they ever have to worry about repaying the principal or dealing with the varying interest rates.

No Equity in the Home

Another disadvantage to the interest only re-finance loans is they do not allow the homeowner to build equity in the home during the initial period where only the interest on the loan is repaid. This can be a problem for homeowners who are looking to profit through the sale of their home. These homeowners may find the participation in an interest only re-finance has had a damaging effect on the profit they are able to generate from the resale of their home.

It is also important to find the best mortgage loan rates and interest rates. Here, the Internet can be a useful tool for picking the best type of mortgage refinance possible. For example, you can do a search for Denver home loans or Colorado mortgage loans and you will find the right local mortgage brokers for your needs.
